PLEASE TAKE NOTICE that a hearing will be held before the Planning Board of the Township of Lower at the Lower Township Municipal Building meeting room, 2600 Bayshore Road, Villas, New Jersey 08251, on JUNE 18, 2026, at 6:00 p.m. regarding the above-mentioned property, wherein the applicant is seeking permission for the following:
Minor Subdivision of the above referenced property which is located in the R-1 zone. The subject property is approximately 6.613 ACRES and currently occupied by a dilapidated frame dwelling and garage.
The applicant is proposing to subdivide the property into three (3) separate lots, one of which will be a “flag” lot. All of the proposed new lots will remain over-compliant in lot area for the R-1 zone with proposed Lot 6.01 at 4.165 Acres, Lot 6.02 at 1.224 Acres, and Lot 6.03 at 1.224 Acres.
All of the proposed lots will contain building envelopes for a single-family dwelling on each new lot that will strictly conform to the bulk requirements of the R-1 zone.
Variance relief is sought for minimum lot frontage and lot width contrary to the requirements of Section 400-14, and any other necessary waivers or variances of the township land use regulations required for approval. The proposed lots and building envelopes will otherwise conform in all respects to the requirements for front yard, side yard, and rear yard setbacks, and building coverage
The application, plans, and materials submitted will be available for public inspection in the office of the Lower Township, Planning and Zoning Office at the Lower Township Municipal Building, 10 days prior to the hearing date during normal business hours.
