NOTICE OF HEARING TO PROPERTY OWNERS

TAKE NOTICE that on September 15, 2026, at 6:30 PM, a hearing will be conducted before the Planning Board – Zoning Board of the Borough of Cape May Point at the Fire Hall Meeting Room Yale Avenue, Cape May Point, NJ, on the application of the undersigned for permission to renovate the existing home on the property, which will include the lifting of an odd sloped roof on the north side which creates a low ceiling height condition, removal of the existing two-story porch/stairs at the front and replacement with a new covered porch, enclosure of the existing first floor rear porch, and a new addition is proposed at the rear of the building which will require variance relief from the following section of the zoning ordinance on the premises located at 203 Lighthouse Avenue, and designated as Block 40, Lot 45, on the Tax Map of the Borough of Cape May Point: 

Section 150-12(d) for a minimum side yard setback where 5 feet is required and 4.2 from the roof eave is proposed; and aggregate side yard setback where 15 feet is required and 13.5 feet is proposed;     

Section 150-12(b) Building coverage, the existing building coverage is 32.26% where 30% is permitted which is a preexisting condition.  This project will reduce the coverage to 31.34%.     

Section 150-13 Floor Area Ratio increase, existing is 0.58 and 0.59 is proposed, this a .01 percent increase resulting from raising the ceiling height. 

Together with any and all other variances and or waiver that may be required by the Board at the time of the hearing or that may be identified by the Board Engineer at in a review memorandum or letter. 

All maps and documents relating to the application may be examined at the Planning Board office located at the Municipal Building, 215 Lighthouse Avenue, Cape May Point. Access to the building and files can be obtained by contacting the Board Secretary at (609) 884-8468 x 23. Any interested party may appear at said hearing and participate therein in accordance with N.J.S.A. 40:55-11.
