BOROUGH OF WEST CAPE MAY – HISTORIC PRESERVATION COMMISSION

NOTICE OF PUBLIC HEARING

NOTICE is hereby given that Carlo Cocco (the “Applicant”) has applied to the Borough of West Cape May Historic Preservation Commission for a Certificate of Appropriateness for proposed construction respecting the property located at 112 Third Avenue, West Cape May, New Jersey 08204 (Block 35, Lot 17), on the Official Tax Map of the Borough of West Cape May. Through this application, the Applicant proposes the following renovations and improvements to the existing residence:

  1. First Floor – East Side Elevation: Construct a one-story addition on the east side of the residence with an overall length of 26 feet 7 inchesand a width of 6 feet 6 inches, for a total addition area of approximately 173 square feet. The addition will extend the existing kitchen by approximately 16 feetby 6 feet 6 inches and will include a new powder room measuring approximately 4 feet 5 inches by 6 feet 6 inches, as well as an alcove measuring approximately 6 feet 2 inches by 6 feet 6 inches.
  2. Second Floor – East Side Elevation: Construct a 4-foot by 7-foot bump-out to accommodate a washer and dryer. The bump-out will be structurally supported by engineered brackets where it does not align with the first-floor addition below.
  3. Replace all existing windows with new double-hung windows. Remove and replace all existing exterior siding with fiber cement (Hardie Plank) siding, including new PVC trim and fascia.
  4. Remove and replace the existing roof with new asphalt shingles.
  5. Modify the existing wood fence by shortening a portion of the fence line as required for construction. Relocate the existing exterior air-conditioning condenser to accommodate the proposed addition.

The Applicant also requests any and all other variances, waivers, and/or approvals that the Commission and/or the Commission’s professionals may deem necessary prior to or at the time of the public hearing on this application. 

All members of the public will have an opportunity to offer comments and/or ask questions regarding this proposal.  For those who are in opposition to the proposal, you have the right to obtain an attorney to represent you, although this is not a requirement, and would be at your expense.  

The file and plans of the proposal may be inspected in the office of the Historic Preservation Commission Administrative Officer, West Cape May Borough Hall, 732 Broadway, West Cape May, New Jersey during the hours of 10:00 am to 2:00 pm, Monday through Friday.  If you have any questions, you may contact the HPC Administrative Officer at 609-884-1005, extension 105.
