Township of LOWER PLANNING BOARD
PLEASE TAKE NOTICE THAT ARCR Home Builders, LLC (“Applicant”) seeks subdivision approval to subdivide 29 Rose Lane, also identified as Block 237, Lot 11 on the Tax Map of the Township of Lower (the “Property”), from one (1) lot into two (2) lots. The Property is an approximately 10,001 square foot lot with a single-family dwelling located upon it.
In connection with the subdivision requested, Application is also seeking variance relief to permit: 1) minimum lot area where 7,500 sq. ft. is required and 5000 sq. ft. is proposed on both newly created lots; 2) minimum lot width where 75 ft. is required and 50 ft. is proposed on both new lots; 3) maximum building height where 35 ft. is the maximum and 38.5 ft. is proposed on both new lots; and 4) lot coverage where the maximum is 30% and 44.22% is proposed on new lot 1 and 45.32% is proposed on new lot 2.
The Property is located in the R-3 Mainland Residential District (R-3), where detached dwelling units are a permitted use. The Property currently contains a single-family dwelling which is proposed to be demolished and Applicant proposes to construct a new single-family home on each newly created lot.
Applicant also requests any variances, waivers or exceptions that the Lower Township Planning Board may deem necessary and/or appropriate.
Any persons interested in the application will be given an opportunity to be heard at the Lower Township Planning Board meeting to be held on, November 12, 2026 at 6:00 P.M., in the Lower Township Municipal Building, 2600 Bayshore Road, Villas, New Jersey 08251. At such time, you may appear in person or by attorney and present any comments with respect to the application.
